Can chimney flashing be repaired?
Yes, if it’s a small leak or issue we sometimes can repair it with some caulk. This is a short-term “bandaid” and not a long-term fix.
If the existing flashing/counter-flashing was reused during the last roof replacement, it probably won’t last the lifetime of the roof due to the old metal being reused. Other times the chimney is just simply re-flashed incorrectly, leading to leaks and a repair will be required.
Typically, if there is a major leak at the chimney flashing it’s because it wasn’t done correctly in the first place. When that is the case, it needs to be completely removed and reinstalled properly.
Can you replace chimney flashing without replacing the Entire roof?
Yes, we can most definitely re-flash a chimney without the need to do a full roof replacement. However, it does require that we remove the shingles from around the chimney, remove the existing flashings, then place ice and water shield, and then re-shingle around the chimney while installing new flashings.
Lastly, we install a new counter flashing to cover our step flashings. Depending on the age of the roof, the new shingles may have a slight color difference due to fading. We will match the existing shingles as closely as possible.
How often should chimney flashing be replaced?
If done properly with quality materials, the chimney flashing should last for as long as the roof. Sometimes leaks near chimneys are not the flashing but rather moisture getting into the brick & mortar and seeping into the attic. It is important for a professional to identify whether the leak is because of the chimney flashing, chimney cap or the brick and mortar.
If a high quality aluminum was used in the original chimney flashing then the flashing should last the life of the roof and require a re-flash at the time of the next roof replacement. However, if a low quality aluminum was used OR if a steel flashing was used, we recommend a re-flash or inspection after 10 years. This is because low quality aluminum will not hold up to the fasteners used to install the flashing. If steel flashing was used, steel tends to rust out over the years.
How Do I tell if My chimney flashing is leaking?
Determining where a leak is coming from is hard for a homeowner to determine.
The first tell tale sign that your chimney is leaking is water marks on your ceiling that is near the location of the chimney itself. Typically leaks start to develop in the back corners of the chimney. If staining is noticed on the ceiling, an attic inspection should come next to look for clues of a leak. This can be done by looking at the roof decking and the insulation around the chimney to see if it’s moist or discolored. A roof inspection of the chimney is also recommended, but by following the first two steps you should have a good idea whether the chimney is leaking.
