How much does a new roof cost in Grand Rapids?
Most roof replacements on a typical West Michigan home run between $10,000 and $18,000. The final number depends on the size and pitch of your roof, the shingle you choose, how many layers need to come off, and details like skylights, chimneys and ventilation. We put every line item in writing so you can see exactly what you're paying for, and we offer 5-, 10- and 12-year financing at a fixed rate with no early-payoff penalty. Our free inspection comes with an honest quote — and if you don't need a new roof yet, we'll tell you that too.
How long does it take to replace a roof?
Most average-size homes get a new roof in one to two days. Larger or steeper roofs, multiple layers of old shingles, or wet weather can stretch that a little. We schedule around the forecast, tear off and dry-in the same day so your home is never left open overnight, and finish with a magnet sweep of your yard and driveway for nails.
Do I need a full replacement, or can my roof be repaired?
If the damage is limited to one area — a leak around a chimney or vent, a few missing shingles, or storm-lifted flashing — a repair is usually the right answer, and we'll say so. A replacement makes more sense when shingles are curling or losing granules across the whole roof, when you're seeing multiple leaks, or when the roof is past 20 years old. We inspect the whole roof and show you photos before recommending either one.
How long should a roof last in Michigan?
An asphalt shingle roof in West Michigan typically lasts 20 to 30 years. Lake-effect snow, ice dams, spring hail and hot summers are hard on shingles, so ventilation, ice-and-water barrier and proper installation matter as much as the shingle itself. We install Malarkey and CertainTeed shingles rated for hail and high wind, and every roof we install is backed by a lifetime workmanship warranty.
Will you help with my insurance claim after a storm?
Yes. After hail or wind damage we do a free inspection, document everything with photos, and can meet your adjuster on site so nothing gets missed. We'll tell you honestly whether the damage is worth a claim — we're not storm chasers and we won't push a claim you don't need. Once the claim is approved we handle the repair or replacement and the paperwork that goes with it.
Are you licensed and insured?
Yes. Above Roofing is a licensed Michigan residential builder and carries full liability and workers' compensation insurance, so you're never on the hook if something happens on your property. We're happy to send you a copy of our certificate before work begins.
What areas do you serve?
We serve the greater Grand Rapids area from offices in Jenison, Grand Rapids and Holland. That includes Grand Rapids, Jenison, Hudsonville, Grandville, Allendale, Wyoming, Kentwood, Walker, Comstock Park, Rockford, Byron Center, Caledonia, Cutlerville, Zeeland and Holland, plus the surrounding lakeshore and Kent and Ottawa County communities.
Do you offer financing?
Yes. We offer 5-, 10- and 12-year payment plans at a fixed 11.99% APR, with no penalty for paying off early. Many homeowners use the 10-year plan to keep the monthly payment comfortable; our financing page has a calculator so you can see your estimated payment before you commit to anything.
What warranty comes with a new roof?
Two warranties. The shingle manufacturer (Malarkey or CertainTeed) covers the materials — typically a limited lifetime warranty — and Above Roofing covers the workmanship for life. Because we're a CertainTeed Select ShingleMaster and a Malarkey Emerald Premium contractor, we can offer the manufacturers' enhanced warranties that most roofers can't.
Is the inspection really free, and is there any pressure?
Yes, it's free, and no, there's no pressure. A member of our team walks your roof, photographs what they find, and explains it in plain English.
